Drop your line into the canal from the back patio or bring your boat (may tie off to dock) and fish in Galveston Bay. For those who enjoy a sunny day at the beach, Nassau Bay Nest is only a short drive to the beach.

This charming home is the perfect location for your vacation! From the spacious upper deck or lower patio you can enjoy early morning canal views and gorgeous sunsets in the evening.

SAFETY – there is no fence or gate blocking access to the boat slip or canal. It is the adult guest’s responsibility to ensure supervision of all children and pets.

Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.

OCCUPANCY - For a comfortable stay and per the home rules, maximum of 10 guests ages 18+ (booking guest 25+). Maximum number of total guests including children is 13. An additional charge of $25 per night is charged for guests (including children) exceeding 10. An additional fee of $50 per guest will be charged if the number of over-night guests exceeds the number on the reservation and/or eviction without a refund. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day (to 9pm) is 15 including children.

PARKING - Although the home can accommodate parking for 4-5 vehicles, carpooling is recommended. Vehicles should be parked in the driveway or designated parking space.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on the booking platform OR have at least one 5-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights.

PETS - Fully house-trained adult dogs are allowed to a max of two and max 50lbs each - NO exceptions - $115 non-refundable pet fee per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.

An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

ADDITIONAL FEES
An additional fee of $200 will be charged for smoking anywhere inside the house.
