⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for unsupervised kids, pets, or persons with mobility issues or impaired judgement ⚠️

STRICT PROPERTY RULES
Kids under age 15, must be with a responsible adult always. Max 2 kids per adult. ZERO TOLERANCE: Unsupervised kids is a safety emergency, rule violation & cause for hosts to enter property and cancel booking without refund. Kids MUST sleep in room with adult, no sleeping outside or inside alone. KIDS MAY NOT BE LEFT ALONE ON PROPERTY.

✦ Unauthorized Late Checkout $50 1st hour, $100 every hour after. Guests may be evicted after checkout time for next guests.

✦ BOOKING GUEST IS REQUIRED TO REGISTER ALL GUESTS PRIOR TO CHECK-IN/PRIOR TO PROPERTY ENTRY. Booking Guest must notify host for approval and pay MINIMUM $35/person/night for any person on property, no matter length of stay. Host retains right to cancel booking without refund for violation of rules

• NO unauthorized events or persons on property. ALL persons/gatherings MUST be Approved by Host First & Booking Guest MUST PAY ALL FEES PRIOR to any person entering property
• Booking Guest must notify host of ALL GUEST AGES PRIOR to Entering Property.
• Underage drinking strictly prohibited; Hosts may check ID’s for legal ages
• NO drinking or open containers indoors or near water areas
• NO glass allowed outside kitchen area
• NO excessive alcohol consumption
• NO rowdy, reckless or belligerent behavior
✦ HOT SOAK TUB FEE MUST BE PAID IN ADVANCE. Hot tub area is off-limits if fee is not paid. Any guest attempting to enter hot tub if not approved/paid may cause cancelled stay with no refund
✦ AVOID ENTERING OR LOITERING by NEIGHBORS homes. Avoid parking in front of neighbors homes, don’t stop/load/unload mid-street or aim headlights at homes.
✦ MEET DELIVERIES outside on time; avoid deliveries to home’s front door. WAIT behind gate until driver arrives.
✦ EXTERIOR CAMERAS on 24/7 for security & compliance.
✦ Photo inventory of all items. Reimburse plus fees for ANY damaged/removed items from property.
✦ BOOKING ACKNOWLEDGMENT
By booking, all guests acknowledge, understand & accept risks associated with property & agree to assume full responsibility for themselves & their party, including kids & pets. Booking constitutes acceptance of property’s liability waiver, rules and Short Term Vacation Rental Agreement. Any guest may review rental agreement before booking. If guests enter property & refuse to accept terms or violate rules, hosts reserve the right to cancel stay without refund.
