Whether you are whipping up a meal in the well equipped kitchen or relaxing at the outdoor bar area, this home is built for making memories. After a day at the nearby beaches or the free community pool, you can rinse off in the convenient outdoor shower before settling in for a movie night in one of the two comfortable living areas.

PROPERTY DESCRIPTION

Living & Dining
This home offers ample space for large groups with two separate living areas, perfect for providing everyone with their own space to unwind. The fully equipped kitchen flows into the dining and living spaces. There is also a dedicated laundry room with a washer and dryer for your convenience.

Sleeping Quarters

Primary bedroom: A restful suite featuring a Queen bed and a private en-suite bathroom with a shower/tub combination.

Bedrooms 2, 3, & 4: Each of these three guest bedrooms is fitted with a Queen bed. These bedrooms share a hallway bathroom with a walk-in shower.

Bonus Room/5th Bedroom: Features a bunk bed, a pull-out Queen sofa, and a convenient bathroom with walk-in shower.

Outdoor Living & Amenities
The backyard patio, deck with bar and yard provide the perfect space for relaxing outdoors after a long day at the beach. Guests also enjoy free access to the community pool.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

MISCELLANEOUS

-The maximum occupancy is 13 people.

-There is parking for 4 vehicles at the property with additional parking nearby.

-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.

-No smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
