The Space:
This beautiful, newly-remodeled waterfront unit is located on the seventh floor with a view of the Gulf of Mexico.
The kitchen is fully equipped with a microwave, stove, refrigerator, and dishwasher, along with all the dishes, pots and utensils needed to prepare and serve meals. All appliances are General Electric. The kitchen has been updated with beautiful granite countertops with a peninsula for added prep space and two counter stools for quick meals. The bathroom has a deep tub with many shelves, vanity, and a cabinet. The living area is carpeted and boasts palm tree décor. The unit also includes a TV and complimentary internet access. All linen and towels are provided for your comfort.

All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.

You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!
Other Things to Note:
REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.
SECURITY: Security is on-site from 5 pm to 5 am nightly.
FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.
FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.
COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.
POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.
QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!
RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.
AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.
RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.
BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.
LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.
PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.
THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM
What time is check in? Your check-in will be promptly at 4 PM.
Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.
CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.
Interaction with Guests:
ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

The beach view was amazing, room was clean, as described in listing and decorated very cute. Bed was a bit uncomfortable and can use a pillow topper and was disappointed there was no coffee to go with the 2 coffee pots, but other than that all was great. The balcony is private so you can't see other rooms which was nice and the view was spectacular.

Great location
This is a great location. Close to everything from attractions, restaurants and shopping. The beach access is awesome and the views are spectacular. The only thing we found was the bed was a bit harsh for our liking. We also found in many others of these types rentals some spices, coffee left over from other guests. Not a deal breaker just was odd to fin nothing for cooking. I understand it maybe for safety reasons.

Mom & Daughter trip
I stayed here with my teenage daughter for a short weekend trip. We arrived very late but was still able to message someone about questions I had which was great! The place was clean and looked nice. There was enough basics pots, pants and dishes to make and eat food. The pool was nice and clean and wasn’t over crowded.
The location is nice because I love being right on the beach. It’s also close to a gas station and stuff to venture out and do.
Our bathroom light flickered on and off all weekend but I let the place know when we left so hopefully it’s fixed now.
Great place for a couple People to stay and enjoy the beautiful beach.

7th Floor Condo on the beach & close to shopping
The criteria that we used to select accommodations were to be on the gulf, be close to the pier, and total cost. During the selection process, I didn’t realize there was a 3D tour available and I didn’t read the individual reviews but, I did look at the individual photographs. I did consider the overall rating. After we returned home, I did take the 3D tour and read several of the reviews.
After checking in Vacasa asked us to rate the cleanliness of the accommodations. We rated it as a 2. There was some food at the drain in the kitchen sink, there was mold at the tub – tile interface, and some of the bathroom corners were dirty.
After we checked out, Vacasa sent me an email asking us to review the accommodations but, it didn’t work. I contacted them but, Vacasa never emailed a link that worked.
The view of the Gulf from the window was excellent, the location was convenient, the bed was very comfortable, and the Vacasa Office staff were polite.
The anti-slip pads were still missing from the bottom of the tub which made the tub slippery. The tile – tub interface needed to be cleaned and caulked. The shower rod was rusty. Enamel was coming off the tub. The bathroom was dusty and needed a deep cleaning. The bed frame blocked part of the TV screen if you were watching TV while lying in bed. The unit was not well lit. We would not stay there again.

Short getaway
This studio was good value for a short weekend getaway, and it served its purpose of having a place to lay our heads at night; however, it would not be ideal for a longer stay as the condo does need some TLC. There were a few areas needing patching and painting on the walls and ceiling. Some areas in the bathroom of rust and in need of re-caulking. The shower head was very noisy, as well as the bathroom fan. The bathroom sink also didn’t drain well either.
In addition, it was supposed to be a smoke free property; however, someone was smoking cigarettes and something else and it would filter into the condo and it was very unpleasant. Also, the listing says beach service included; however, it was first come first serve basis. So had we not gone downstairs at 7:30am to secure chairs, we would not have had any. The listing should be updated to say - beach chairs included on 1st come, 1st serve basis.
Some additional niceties would have been a long mirror outside the bathroom for checking outfits, etc.
Overall, it was good value for the money and the time we were staying, but definitely could use some attention.

Non smoking facility???
My biggest complaint was occupants a few floors down were smoking marijuana on the balcony. It trailed upwards straight into our room. I’m sure ours wasn’t the only one that was affected. Our rental agreement stated “no smoking on the premesis”. When we called to complain the HOA manager was downstairs and said “it’s okay to smoke on balcony.” When did the balconies not belong to the “premises”?? So multiple times, the smell was so pungent that we could taste it and totally changed my opinion about where we stayed. We stayed in this same location the past 2 years and loved it. People who have rental agreements need to be told that smoking tobacco and marijuana is permitted on balconies so patrons like me will look elsewhere. Very dissatisfied

Everything about this place is perfect.
•5 min walk to a store.
●$6-$10 dollar ubers with little to no wait to get to restaurants, attractions, activities. Just far enough away to be out of the way. Not to far to be in the mix of everything.
•Uber eats will deliver anything!!
•Movies and drinks on site.
•A great beach setup with chairs and umbrella. U can rent boards and floats and stuff also.
•The staff that we did see where EXTREMELY nice and helpful.
•My favorite check in ever.
•Don't really need Cash for anything.
•I didn't have to see or even talk to a soul..
•Could use a new mattress, but honestly I slept just fine!!!

We enjoyed our stay.
We enjoyed our stay. It was a nice studio apartment. Only complaint is...as with any time at the beach you will get alot of sand on your feed, which we did so I went to store and purchased a out door mat to help with this issue. It was there less than than 24 hours when someone removed it. We went to office and spoke to manager...he listened to us and then we were told that outside mats are not allow. They are removed and deposed of. My complaint is that they did not let us know so we could pick it up so we could bring it home with us. However, over all we did enjoy our stay.
