We found it on short notice on memorial day weekend and ended up working out well for us. 10 people staying there is a stretch unless everyone is coupled up to share beds and even then. 12 wouldn't be able to stay there comfortably as we had 10 and it was a little challenging. Awesome deck out back and the river was surprisingly great as well. Living room is a little small for the amount of sleeping but if you plan to be outside most of the time then it's not a big deal. ...
