Welcome to your Miami retreat! This 3-bedroom home offers a blend of comfort and convenience. As you arrive, you`ll be greeted by a spacious front lawn adorned with towering palm trees, perfect for soaking in the Florida vibes. With parking for 4-5 cars, there`s plenty of room for your group.

Inside, you`ll find two bedrooms, each with luxurious king beds, and the third bedroom featuring two queen beds—plenty of space for everyone to relax. Each room is equipped with its own TV, so no one has to miss their favorite show.

The open-concept living area flows into a fully-equipped kitchen, complete with a long bar counter that`s perfect for breakfast, snacks, or evening cocktails. Whether you`re cooking up a meal or simply hanging out, this space is designed for gathering.

We want everyone to have a safe and enjoyable stay. We reserve the right to refuse accommodation or end a stay for guests who are rude, disrespectful, or verbally abusive toward the host or staff.

⏰ Early Check-In

Check-in is at 3:00 PM.

Early check-ins are not guaranteed.

Please message us in advance if you’d like to request early check-in.

⏰ Late Checkout

Must be requested and approved prior to departure.

Staying past 11:00 AM without approval will result in a fee equal to one full night’s rate.

📣 Complaints & Issues

Notify us immediately for issues with cleanliness, amenities, or property.

By notifying us, you agree to allow access for staff to resolve the issue.

💥 Damages

Report any damage immediately.

Costs over $12 will be billed.

You are responsible for damages to the property and fines incurred from building rule violations.

🔊 Noise & Music

Daytime music allowed outside, max volume 30 (TV remote controlled).

Quiet hours: 9:00 PM – 9:00 AM. No loud talking, laughing, or music outside.

After 9 PM, noise must be inside with doors closed.

Violations: $500 fine for complaints, $3000 if police are called.

🚫 Drugs

No drugs or cannabis use indoors or outdoors. Violation: $2500 fine and possible police involvement.

🚫Undisclosed Pets

If a guest brings a pet without notifying us before arrival, a fee of $100 per pet, per night will apply.

If an undisclosed pet causes damage, excessive cleaning, odors, flea treatment, or any additional expenses, a $300 pet security/damage charge may also apply, in addition to any documented repair or cleaning costs exceeding that amount.

Keep AC ON at all times, Auto Mode 70–78°F to prevent mold.

🔧 Maintenance

Some requests depend on building schedules.

Urgent issues are prioritized; non-emergency issues may take longer.

🧼 Cleanliness

Not a hotel — daily cleaning is not provided.

Starter supplies: 2 paper towels & 1 toilet paper per bathroom.

Guests agree to:

Wash dishes & cookware

Wipe counters, stove, oven

Clean spills

Empty fridge/freezer

Take out trash & recycling

Cleaning tools provided: vacuum, mop & pail, broom & dustpan, toilet brush & plunger, rags, multi-surface cleaner

Grey bins = garbage (back service street)

Blue bins = recycling (no bags, plastic, or wood)

♨️ Heated Pool

The pool can be heated for an additional $59 per day. This is an optional feature and not included by default.

Please keep in mind that heating the pool takes time. Since it’s a large body of water, it may take up to a full day to reach a comfortable temperature, depending on outdoor weather conditions and the current weather temperature.

If there is a checkout before your arrival, our cleaner can turn the pool heater on in advance. If there is no checkout on the day of your check-in, the heater will be turned on upon arrival, and clear instructions will be provided.

Max occupancy: 16 people

All guests must be declared with full names

Undeclared guests: $150/day

Exceeding max occupancy may result in termination

🚫 Unintended Uses

Smoking indoors, parties, gatherings with undeclared guests, or damage may result in a $500 fine.

🏖 Purpose of Stay

Short-term only: single night, week, month, or 3-month season

Not your permanent home

Address cannot be used on personal ID or documentation

No additional furniture may be brought in or moved

All guests must visit the building office (3901) to register and get FOB keys & pool bracelets

Ask about condo rules and fines during registration

No full gas tanks provided. Refill yourself if needed

🌴 Landscaper & Pool Maintenance

Leaves may fall into the pool; nets available for debris removal

Pool cleaning twice a week: Monday & Friday

Maintenance staff do not enter the home
