Spacious, Comfortable & Designed for Families! Our home features two separate living areas—perfect for families or friends traveling together who want both connection and privacy. Two bedrooms and a living room are on one side; two bedrooms and a family room on the other, with the kitchen and dining area at the heart of the home.
The family room has two plush leather sofas, a large ottoman, and a 57” Smart TV—ideal for movie nights.
The dining table expands for shared meals or game nights, and high-speed Wi-Fi keeps everyone connected.

Vacation Rental Agreement-
This vacation rental contract is a legal agreement between Estes Park Property Management
(also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants”
and “Guests”). This contract is entered into as of the date when the Renters place their
reservation online and the reservation is screened and accepted by the Property Manager. The
Property Manager will notify the Renters when their reservation is accepted.
Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released.
Policy:
The Vacation Rental must be left picked up and the departure instructions followed. If there are
difficulties following the departure instructions, the renter should notify the property manager.
Reservation Policy:
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1. We will be completely responsible for any and all damages to the property caused by
our negligence.
2. We will notify the owners of any damage upon arrival.
3. We will hold the owners harmless from any and all bodily injury and/or property
damage incurred on the property arising out of our negligent acts or omissions. See
disclaimer below.
4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing
items.
5. Please follow the cancellation policy through the website you booked through.
6. There are no refunds for early departure or no shows.
7. There are no refunds for snow or weather conditions.
8. All rental monies are due 30 days prior to arrival.
9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash.
10. We will not hold the owners responsible for any items left after our check out if we get the request
to send items back, we will charge postal costs plus $15 for packaging.
11. Lost keys will incur replacement costs of $50
12. This is not a party house.
13. This is a non-smoking vacation rental.
14. Pets are not allowed in the rental unless property allows dogs or approved by the
property manager.
15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum
stated occupancy.
16. Please check when your check in time is. An early check-in or late checkout is subject to
extra rental charges.
17. The Renter must be 21 years of age to book this vacation rental.
18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of
the cancellation policy.
We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or
injury to guests or for loss of their money, jewelry, or valuables of any kind.
Disclaimer:
Renters understand that the Property Manager is not responsible for any personal injury caused
by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice
around the doorways and paths to car, to include the parking area.
And further that the homeowners are not responsible for any personal injury or loss or damage to
tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of
god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold the owners of the vacation rental
responsible for any damages or claims of any kind resulting from their stay, except for
intentional acts of harm.
By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party.
I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all
conditions stated herein.

Excellent location for adventures into RMNP and enjoying Estes Park. The elk right off our deck was amazing. The house was exactly as described and the kitchen was very well stocked for fixing meals in for our group of eight. Ample room throughout the house.

All very nice and clean. We had all the cookware and dishes we needed. We loved that it was one story, the yard was completely fenced in for our dog, and the walking by the little lake was relaxing. It was just too hot in the house even with all the windows opened, but that is just the weather. It was also difficult to have all the breakfast dishes washed and back in the cupboard and all the towels in the dryer before we left. More reasonable to have the dishes and towels in the washer going before we left as in most places we stayed, but we did it. Would definitely stay here again.

PROS: Clean throughout, one bathroom for each family group (3), separate bedrooms for adults and children, large dining table with seating for 8 people, good parking for multiple vehicles, spacious kitchen, two separate living areas for gatherings, nice decks, could see fireworks from our deck, comfortable master bedrrom bed, nice grill, comfy couches in one of the living rooms, lots of toys & books, multiple entrances to home, easy access for all adults; quiet area, nicely done rustic decor.CONS: All beds except master bedroom were too firm; disposal in kitchen sink not functional & would be "put on the list for repair"; refrigerator & freezer were extremely small without a water dispenser; two of rods to secure food in refrigerator door were missing; furniture in one living area was older and not very comfortable, master bath & shower were extremely small; no cutting board in kitchen; washer & dryer didn't always work.

This home offers great space for larger groups, especially groups that appreciate their own space at times. It is on a walking path and close to all that Estes Park offers. It was clean and well equipped with kitchen needs, games and books.

Colorado wedding

We booked this house for my sosywrs wedding in Estes Park. We had An amazing time. The house was clean upon arrival passed my mom’s inspection (which is incredibly hard to do). There were books and games to keep the little kids we had with us entertained. Despite there being 8 of us we always seemed to congregate at the little table in the kitchen cause it was such a cozy spot. We had all the pots and pans and anything we needed for cooking or baking while there. The host was great in reappointing any questions we had or anything we needed help with. Would absolutely recommend to anyone and we know where we’ll be staying if we take another trip to Estes Park.

Wonderful girls hiking trip!

We had plenty of room in the house- they layout was perfect for all being together and having our own space. We enjoyed being so close to the entrance of RMNP and the town of Estes Park. The neighborhood was very quiet and safe.

Good Location

House had a nice layout and accommodated all of us. It was easy to get to the Park and had routes to avoid downtown Estes Park traffic. The neighborhood was quiet and we had a great view of the night sky-even saw the StarLink train of satellites! Steve responded quickly to any questions we had. We enjoyed our stay.

Spacious, well-stocked home

We enjoyed our stay very much. It was only 10-15 minutes into Rocky Mountain National Park and the neighborhood itself is quiet and relaxing. The house was well-stocked with anything you might need. Our kids, in particular, loved the generous supply of games and puzzles as well as playing in the yard. We appreciated the well-stocked kitchen. The property managers were helpful, accommodating, and quick to respond. Highlights of our stay included hiking in the National Park, a trail ride out of Jackson Stables, hanging out by the pellet stove on cosy evenings, eating at Notchtop, and seeing elk, moose, and mule deer. As others have mentioned, this home would be a good fit for extended families or friend groups traveling together due to the spread out layout of the home.

This is an excellent location if you’re staying with family but need a little space within the property. Great decor, comfy beds, and very responsive hosts for the few questions we had while there. Short sidewalk walk to a playground. Amazing scenery. I’d definitely recommend for extended family or friends!

Half Marathon

A group of us came to Estes Park to run the Vacation 1/2 marathon. The house was perfect for our group. The bedrooms are comfortable. it was nice to have 3 bathrooms. We sat outside in the morning for coffee and enjoyed the elk that would roam in the yard. The kitchen was stocked well for our cooking needs. Great set up!

Loved everything about this property! We had 9 people and the house accommodated all of us comfortably. Close to town. The beds are definitely on the harder side. Kitchen stocked very well and organized nicely. Plenty of space for all of us to sit at the table! Cute little pond and playground for the kids to walk too. Lots of deer around!
