As a self-catering house, you'll find everything you need for a perfect stay.
The kitchen has a fridge, a hob, an oven, a toaster, a kettle, a freezer and a microwave.
The house is a perfect place to relax and offers a television and internet access.
This house has 3 bedrooms and can comfortably sleep 5.
In the first bedroom, you will find a double bed.
In the next bedroom, there is a double bed.
The third bedroom contains a single bed.
There are 2 bathrooms.
The first bathroom is downstairs and , has a toilet and sink and a walk-in shower.
The second bathroom on the half landing has a toilet and sink and a bath with a shower over it.
Linen, towels, essential toiletries and an iron are all included to make your stay more enjoyable.
House Rules:
- Check-in time is 4pm and check-out is 11am.
- Smoking is not allowed.indoors , but there’s a nice enclosed private yard outside
- There is parking available on the street , free 24/7.
- A washing machine is included for your use.
- Pets are allowed at the property but we ask for a cash donation of £20 for a maximum of two pets.
HEATING: Its a centrally heated home and is controlled by ourselves remotely. We ask guests to let us know their work / shift natterns and times they ask guests to let us know their work / shift patterns and times they will be in our home and leaving So we know when to have the heating on or off, for obvious, energy and cost saving reasons.
This applies during the months of October to April and we follow the Airbnb heating rules: Airbnb heating rules require hosts to provide a working heating system and adequate heat, with legal minimums often cited as being around 18 degrees C (64 degrees F )in bedrooms and 21 degrees C (70 degrees F) in living areas when it's cold outside.
We control the HIVE heating system remotely, through our Smart phones using the HIVE Thermostat.
Each room also has thermostats on the radiators so guests can control each rooms temperature (1 is cool 5 is hot )
DO NOT attempt....... to alter the settings or move the thermostat as it will cause the hub, receiver and thermostat to stop communicating with each other and a six hour return journey for us ....as well have to physically be in the home to speak with HIVE directly to reconnect. ( As well as the inconvenience to ourselves guests will have to pay an additional £100 call out fee for not following the house Heating rules.)
We also offer comfort options and provide extra blankets, throws, to help guests manage temperature without solely relying on the main heating.
Please do not hesitate to contact us if the heating is too hot or too cold or attempt to adjust the boilers settings. If you want the heating on 24/7 above the legal requirements, or if you book our home to work from home, we can adjust it for you but you will be charged £20 extra for each day of your stay to cover the cost.
SMOKING - We are non smokers so we expect guests who do smoke to use the backyard area (part of which is covered) if they want to smoke. Pets - We allow pets (£5 extra cleaning fee per pet) with a maximum of 2 to 3 pets depending on size .There's a lovely park just two minutes walk away if you want to take them there. Integral Log burner / Fire- this is not for use and is simply for cosmetic effect. (There are battery operated candles in place which can be lit automatically by a remote control, stored below the fire
Refuse Bins - Collection day is Tuesday morning and we request guests who are staying over on a Monday to put the bin out on a Monday evening and then guests who are staying on a Tuesday evening to bring the bin back in to the yard and lock the gate behind them.
