Our spacious, detached property offers a great base for families & friends to explore the local area. For those attending a Goodwood event, this is a great location, just a short drive away using backroads to avoid traffic. Sleeping 8, our 4 bedroom property benefits from a beautifully well maintained garden. Large patio doors lead out to the garden from an impressive open plan kitchen, dining area and living room creating a large social space – ideal for enjoying the garden on a sunny day.
Upon entering through the front door, head directly in front of you, to the impressive, large open plan kitchen, dining and living area. This is a really great social area, incredibly spacious with high ceilings and large patio doors overlooking the beautiful gardens. The living area has two single sofas surrounding a TV with Sky box. The kitchen is light and modern with a breakfast bar and stools for additional seating. The dining table has 4 chairs and extra chairs can be brought inside for extra diners. This area certainly has the wow factor when staying at this property.
There is a large double bedroom downstairs just off of the open plan living space which has a king size bed, TV and a modern en-suite shower and toilet. This bedroom also benefits from garden views and double doors opening out into the garden.
There is also an additional living room off of the open place space downstairs with large windows overlooking the front of the house. Here you can find a single and double sofa surrounding a TV with a Sky box. This space also has a dedicated workspace with a desk and chair for those who may need to catch up on work whilst way. A door leads from the room back to the entrance as you come into the property.
The additional three bedrooms are located upstairs. All bedrooms have king size beds. Two of the bedrooms overlook the front of the house and share a family bathroom with bath, shower attachment, toilet and sink along the hallway. The 3rd bedroom has two aspect windows overlooking both the front of the house and the garden. This bedroom also benefits from an en-suite shower room with toilet and sink.
The well maintained gardens have various patios and seating areas. With the patios doors open, the garden is a real focal point and you certainly get the feeling of indoor/outdoor living!
Location:
The house is ideally situated in the picturesque costal village of Bosham which is a great base to explore the local area. There is an abundance of things to do locally – The countryside of the beautiful South Downs National Park and Chichester Harbour and south coast are within a short drive. As are the towns and cities of Chichester, Arundel, Bognor Regis and Portsmouth.
Bosham has regular bus links on the 700 bus route between Chichester and Portsmouth. Bosham train station is only a few minutes walk away.
The village of Bosham has two Co-op shops – one being 2 mins walk and the other is a 5 minute walk away.
Located only a 5 min drive or 25 min walk from the cottage is the well photographed, stunning waterfront and Quay at Bosham which is well worth a visit. There is a car park in this area with paid parking. Bosham Walk is home to lots of unique, hand crafted gifts in various shops. There are also two cafes here and one sells excellent ice creams! A short walk from here is a lovely pub called the Anchor Bleu which is located on the harbour walls, overlooking the water. Outdoor seating at the back of the pub captures the views and the food is yummy! There is a lovely church in Bosham and a large green, ideal for games and picnics, overlooking the harbour which has the Bosham mill stream running through and out to sea. This is also a great spot for children (and adults!) to go crabbing! If you are keen on water sports, this is a lovely area to launch a kayak, canoe or to go paddle boarding. On a still day or evening when the water is flat calm, there is no better place to be!
The Crate Café in Bosham is a short walk away and offers delicious food and great coffee in a quirky setting. Open 7 days a week daytime and evenings on weekends.
There are two other pubs located in Bosham – The White Swan (next door) or the Berkeley Arms (12 min walk or 2 min drive away). Memories of India is a great Indian restaurant or takeaway and is only a 2 minute walk from the cottage. So India offers Indian takeaway food and is located on the roundabout, this is also very good. There is a fish & chip shop (Butlers) near the co-op, just a few minutes walk away.
There are lots more pubs, restaurants and cafes in the nearby harbour village of Emsworth (also a great bakery called Heidi’s) or in the larger, historic city of Chichester – home to the beautiful cathedral.

Guests have use of the whole property and garden. There is parking at the house in the driveway. Free, additional parking can be found on the residential road which is located at the front of the house.
