A Home to Relax and Unwind
The kitchen and lounge run open-plan, linked by glass doors, so there`s room to spread out together. Wind down in front of the Smart TV with Netflix, or open the bifold doors off the dining area onto the rear patio when the weather`s kind. With a washing machine and drying rack on hand, it works just as well for longer stays as for weekends away.

The Layout
• Living area: Two sofas gather round a glass coffee table, with a Smart TV and Netflix. Glass doors lead through to the dining area and kitchen.

• Kitchen: U-shaped galley with double ovens, dishwasher, microwave, toaster, kettle, fridge, freezer, wine glasses and cooking basics.

• Dining area: Dining table set by bifold doors that open onto the rear patio.

• Bedroom 1: King bed with an en-suite basin tucked beside the bed under the eaves.

• Bedroom 2: King bed, or two single beds (flexible setups available).

• Bedroom 3: King bed, or two single beds (flexible setups available).

• Bathrooms: Two bathrooms serve the three bedrooms, one with a curved bath set under a Velux window in the roof slope, along with an additional downstairs WC.

• Outdoor space: A rear patio off the dining area, reached through the bifold doors.

Location
Fishbourne is a quiet village just outside Chichester, sitting within the Chichester Harbour Area of Outstanding Natural Beauty. The big draw is the Roman Palace on the doorstep, while harbour paths and village pubs make it a fine base for walkers and history lovers alike.

Good to Know Before You Book
The property sits across two floors, with carpeted stairs rising to the bedrooms and bathrooms, so it isn`t step-free above the ground floor. Several rooms upstairs are set under sloped ceilings with exposed beams, so headroom is reduced in places. Ground floor access and a private entrance make arrival easy. Check-in is self check-in via keybox, with full details sent on the morning of arrival. Parking is in the private carport for 2 cars, a short step from the cottage.

Extra charges
Up to 2 pets are welcome at £20 per pet per stay; please include any pets when booking. A few extras can be arranged, subject to availability, and requested after booking through a secure third-party platform: early check-in and late check-out at £20 per hour (up to 2 hours), a welcome hamper at £6 per guest, a standard celebration package at £80, a premium celebration package at £150, plus food deliveries and spa or massage packages at variable prices.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
