You will be so close to so much! The Guadalupe river, Canyon lake, multiple wineries, hikes, scenic drives, live music, and more. Rent a paddle board, grab our blow-up kayak, or rent a boat and hit the water. Relaxing at the house also includes so much to do. Feed the deer roaming the property, sit around the fire pit, grill up some burgers using charcoal BBQ, drink some coffee in the swinging chair on the porch, play cornhole or yard jenga, or have some friendly competition on the shuffleboard table. The yard feels private and relaxing with many trees and beautiful outdoor lighting.

OUTDOOR:
- Front patio has swing chair to enjoy morning coffee.
- Backyard has plenty of lighting & string lights to enjoy a nice evening playing games in the peaceful yard.
- Games included: yard Jenga, cornhole, frisbee
- Charcoal BBQ and fire pit (charcoal and firewood not provided)
- Raised deck with bar seating and umbrella to shield from the Texas sun
- With only 1 neighbor to the left, the rest of the yard is private & surrounded by cedar trees. Feel free to pick up some deer corn at the local store to feed the deer that graze the yard each day!

KITCHEN:
- Living room, kitchen, and dining room is wide open accommodating a comfortable space for you and your guests. The dining table fits 7 guests comfortably.
- Enjoy a fully stocked kitchen equipped with multiple appliances such as crockpot, blender, hand mixer, air fryer, coffee bean grinder, and toaster. Multiple spices and cooking spray included.
- Enjoy a full coffee/tea bar that includes a Hamilton Beach coffee pot, Nespresso Single Serve Coffee Machine, & Electric Tea Kettle. A starter supply of sugar, coffee, Nespresso Pods, hot chocolate, and creamer is included.
- Enjoy filtered water using the refrigerator or Brita filter.
- Pots/pans, cooking utensils, mixing bowls, sheet pans, and baking dishes, and all dish ware needed in the cabinets.

LIVING ROOM:
- With a couch, loveseat, and 2 accent chairs, there is enough room for everyone to gather in the living room for game night or listening to a vinyl record on the record player or making your own music with the small guitar.
- 55" Roku TV. Netflix, Disney+, and Hulu are included.
- Shuffleboard table also includes mini bowling pins making it a fun game night with family or friends.

LAUNDRY ROOM:
- Full size washer and dryer included with starter pack of laundry detergent

RIVER & LAKE FUN:
- Blow-up kayak available to use.
- Colored towels for lake/river in the laundry room if you forgot your own.
- If you brought your boat, there are multiple boat ramps available. Closest is 1 mile away. You can back your boat up safely on the left side of the house.

As with any traveling, we recommend you purchase travel insurance to ensure you are protected should a last minute cancellation occur.

Security Camera: We have a Ring doorbell camera (by the front door) that is always recording when you enter or exit the front of the property
