The Space:

This two-level townhouse inside the gated Villas Marlin complex sleeps up to 6 guests plus one child, with 2 bedrooms, 2 bathrooms, 3 double beds, and a sofa bed in the living room. You'll find a fully equipped kitchen, a comfortable living and dining area, and a balcony showing off the blues of the Cancun sea. The home spans several levels with stairs inside the unit and throughout the condominium, and there is no elevator - please keep this in mind if traveling with anyone who finds stairs difficult.

Guest Access:

The entire townhouse is yours, along with the condominium's shared amenities - three pools, the poolside snack restaurant, gardens, and beach access. You'll find us at Villas Marlin, Boulevard Kukulcan km 13.5, just behind Plaza Kukulcan; the entrance is the security booth beside the pharmacy. We use self check-in and send your codes and step-by-step directions ahead of time. Parking includes one assigned space in the complex, with free street parking and the plaza opposite for an extra car.



The Neighborhood:

The location is hard to beat: you're right on the beach and a short walk from malls, supermarkets, pharmacies, restaurants, and the Hotel Zone's nightlife. Public buses run constantly along Boulevard Kukulcan, the airport is about 20 minutes away, and there's an OXXO convenience store a few minutes on foot.



Getting Around:

You can walk to most restaurants and shops, and the Boulevard Kukulcan bus reaches the entire Hotel Zone, so you won't need a car for a beach-and-dining trip. For day trips to the Riviera Maya, a rental car is convenient - there's one assigned parking spot plus free street parking. Cancun International Airport is about 20 minutes away.



Other Things to Note:

- Please complete the online registration and upload a photo ID for each guest before arrival - we need these to authorize access and send your check-in instructions and codes.

- The townhouse has multiple levels with stairs inside the unit and in the condominium, and no elevator.

- As a beachfront property, the beach may show sargassum (seaweed) at certain times of year - a natural, citywide phenomenon. Cleaning crews work regularly, though the beach won't always match the photos exactly.

- This is a comfortable condo focused on the view, beach, and location rather than high-end finishes.

- Cleaning before arrival and after departure is included; mid-stay cleaning or restocking is available for an extra cost.
