Ocean Hills Balcony Studio is a beautifully independent apartment set in the original main house and combines the charm of traditional Madeiran architecture with modern comfort, creating the perfect setting for a relaxing island escape.
Accessed via external staircase, this cosy and well-equipped studio is the perfect base for couples or solo travellers exploring Madeira.
The studio features two comfortable single beds (90x200), a flat screen TV and a practical well-equipped kitchenette– ideal for preparing breakfasts, light lunches, or evening meals. A dining table with seating for two provides a comfortable space to enjoy indoor meals.
The modern en-suite bathroom includes a walk-in shower, washbasin and toilet, offering everything needed for a comfortable stay.
From the windows, guests can enjoy lovely views over the swimming pool and Atlantic Ocean, creating a relaxing coastal atmosphere.
The balcony studio opens to a private side balcony, thoughtfully furnished with a dining table and seating for two, perfect for al fresco meals while admiring the surroundings. While each unit can be booked independently, reserving both together allows you to enjoy the privacy and convenience of the entire main house, comfortably accommodating up to four guests. This flexible arrangement is ideal for families or friends travelling together who would like additional space while still remaining connected.

There is a small parking lot with 3 spaces that can be used on a first come, first serve basis. If no spaces are available, there is one street parking space in the road opposite the gate. Please be aware that the driveway leading up to the property is steep and may not be suitable for vehicles with lower engine power or for guests who are not confident driving on steep stops.

Nearby
Ocean Hills is perfectly nestled in peaceful Fajã da Ovelha close to the village of Ponta do Pargo, known to offer the perfect combination of amenable year-round climate and lush surrounding countryside. Green hills and mountains surround the area, and there is a great choice of walks, including along the local levada.
The nearest café and restaurant are a short 1.1 km drive away. A good choice of restaurants is offered in the immediate area, some of them less than 15 minutes away.
A pharmacy can be found 7.7 Km away in Ponta do Pargo.
It is 13 Km to the resort town of Calheta, with its man-made golden sandy beach. Here you will, find a selection of cafés, restaurants, a larger branded supermarket, the marina (offering boat trips and dolphin watching), banks and a chemist.
Funchal is an easy 50-minutes’ drive and the airport under one hour along the motorway.

Cleaning
The property is prepared for your arrival. For stays of longer than 7 nights, a change of linen and towels, and light mid-stay cleaning of bathrooms is provided on a day and time to be advised at check-in.
All linen and towels are provided, including towels for the swimming pool.
For health reasons, linen for a baby cot is not provided and you should bring your own.
Guests need to vacate the villa during a mid-stay clean and change of linen.

Booking Notes
To secure your reservation we require a 30% deposit, or the full amount if you are arriving within 8 weeks. The balance is due 8 weeks prior to arrival.
A security deposit of 250€ is required by credit card prior to check-in.
The payment of a Tourist Tax has been implemented across all of Madeira and Porto Santo by the local Municipalities. This applies to all visitors to Madeira aged 13 or over, and costs 2€ per person per day up to a maximum of 14€ per person. Your accommodation is legally responsible for collecting these amounts and paying them on your behalf to the applicable municipality. The Municipality Tourist Tax will be collected via credit card on the online check-in procedure.
Final details for check-in and driving instructions to the property will be sent 7 days prior to arrival and once you have paid your balance. A contact number will be provided, and to be able to access the property, you need to phone this number as you are leaving the airport. It is your responsibility to contact and advise the number provided on the check-in details to advise any delays to the expected check-in time.
Check-in times - at the property - are between 16H00 and 19H00. For Sunday arrivals and out of hours check-in, alternative arrangements will be made, and an additional cost will apply. Check-in and check-out flexibility will be applied where possible, but this will depend on housekeeping schedules and the departure and arrival days of other guests either side of your stay; a definitive answer can only be provided within 24 hours of your arrival for check-in and of your departure for check-out.
Pool and/or hot tub maintenance will take place during your stay. This is scheduled for a specific day of the week which will be advised to you. Garden maintenance is carried out according to the conditions of the garden. Holiday dates (of which there are 13 in Madeira) will affect these schedules.
