The property is a short walk to the beach, Brighton Pier, restaurants, cafes & Brighton train station. It is a spacious house, perfect for families. It comfortably sleeps seven guests and it's spread across three floors. Consists of a modern kitchen, expansive open-plan living area with courtyard to the rear, and a family bathroom.

The Space:
Over Arches is a charming four-bedroom townhouse in a peaceful yet central Brighton location, perfect for family stays. Located just moments from the lively North Laine area, with its array of independent shops and cafes, and a short walk to the beach and pier, this home offers an ideal base for exploring the city.

On the ground floor, a modern, fully equipped kitchen provides everything needed for easy meal preparation, including an oven, hob, fridge/freezer, dishwasher, washing machine, microwave, and complimentary basics such as tea, coffee, salt, pepper, and cooking oil.

At the rear, a cosy courtyard offers a lovely spot to enjoy breakfast or a morning coffee.

The open-plan living and dining area has ample comfy seating and a Smart TV, making it a great space for relaxation and gathering with loved ones. As of August 2025, the seating has been upgraded to John Lewis leather sofas.

The first floor hosts four bedrooms: two double bedrooms with king-sized beds, a bunk room with two full-sized singles (and a fold-out single), and a single bedroom, all with fresh white linens and plenty of storage space. The master bedroom includes an en-suite shower room, and a fully tiled family bathroom with a contemporary suite and shower-over-bath is located just off the hall, ensuring comfort and convenience for all guests.

A welcoming retreat in the heart of Brighton, Over Arches provides a comfortable and stylish setting for families to unwind and enjoy all the city has to offer.

Guest Access:
Guests have access to the entire property during their stay and access details will be provided shortly before your arrival date.

One small dog is permitted per stay, but we ask that you let us know in advance.

Please note you may be subject to some city noise due to the central location, and we have a strict no parties or late-night noise policy. This includes stag & hen parties.

This property can host a max number of 7 guests, but we can be flexible with extra children at the property (max 10 guests in total).

The Neighborhood:
This property is in the heart of Brighton's cultural area, the North Laine, yet it is set on a quiet residential street. It gives you the calmness you deserve as well as the convenience that you need. You get to enjoy the best of both worlds.

Within a short stroll, you will find the very best independent shops, restaurants and cafes as well as Brighton's cultural highlights such as the Brighton Dome, Brighton Pavilion & Gardens and the Theatre Royal.

Brighton Pier and the seafront are a ten minute walk away and you can easily venture to other areas of the city like Kemptown or Hove. It really is an incredibly perfect location.

Some of the best coffee shops and pubs are located within a short stroll of the house. Some of our favourites are:

- We Love Falafel - for a quick lunch, this is the best falafel in town!
- Flour Pot - excellent lunch, cake and coffee
- Fato o Mano - for delicious pizza
- White Rabbit - a great Brighton pub
- Solera - Spanish tapas

You are also near some wonderful restaurants, some of the best in Brighton!

- The Ivy in the Lanes - worth a visit to see the splendid design of this beautiful converted Post Office
- The Ivy Asia - again, the design is quite spectacular
- The Salt Room - a Brighton favourite, down by the seafront
- Riddle & Finns at the Beach - the best views you will find with great food and service
- Burnt Orange - stylish, classy and delicious
