WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-This unit provides cable television.
-There are 2 remote-controlled AC mini splits, one in the main living area and one in the primary bedroom.
-The main-level and lower-level fireplaces are gas. Wood is not needed.
-This unit has a propane grill; propane is supplied.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing a staircase..

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Some of our homes are equipped with exterior cameras for security purposes. This home has a ring camera outside the front door.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

This property was clean, had awesome cabin decor, spacious, and right on the slopes. We cooked at night and got in our own private hot tub. My kids had so much space to themselves and still had a great family room to all hang out in. And the big mudroom made it so easy to leave all of our ski stuff right there. Thank you!

The house is beautiful and very well appointed. The location can’t be beat. Just steps from the slopes! The problem we had was with the management company. There was a wind storm which caused the power to go out for most of the day. We were literally left in the dark as far as what we should do. No heat, no electricity. We ended up packing up all of our stuff and were about to leave when the power came back on. I asked about their policy or protocol multiple times and got very little information. We made the best of it. I know that they can’t control the weather but communication could have been better.

Spent the long Easter holiday away in the home. The communication with listing agent was great and frequent before and during the stay. The home was just as described in the listing. The layout of the home was perfect for the two other families that joined us on the holiday. The kids enjoyed the bunk-bed room. Would recommend this home to other families enjoying the area.

The rooms accommodated the large group of friends that were gathering. The games room entertained us. We had fun in the pool and the hot tub. We enjoyed the outdoor spaces along and ate our meals on the back deck. There was a challenge with the fireplace, it only stays on for 20 minutes at a time and then took a while to reset. There is a shotgun room connected to the master, which is stated in the description so be aware. On the whole we enjoyed our stay.

From our communication with Robyn to the cleanliness and homey-ness of the house to the walkability to the BSU campus...everything was superb! The beds were comfortable. There was plenty of room to spread out. The house was as clean as I keep my own. We will definitely be back!

In person home was even more lovely than the attractive photos! Very well stocked, lovely kitchen and common areas. Trail was just a few yards from the house and so it was easy to stop by for lunch. We would definitely rent it again!

Beautiful property with ski on/off access. My family and I have been coming up to Bretton Woods for years and this is one of the nicest proprieties we have stayed at in that area of the mountain.
