erfect for families, couples, golfers and wine-o's! The Twenty at Bryce Resort is a one-of-a-kind luxury escape. Designed by an award winning firm, this personal residence is now being offered for luxury rental. Cell service at the house is EXCELLENT, as well as high speed satellite internet on Starlink, making it easy to stay the whole week.

The house offers parking for up to 6 cars and we highly recommend 4-wheel drive for winter months as our neighborhood roads are steep and gravel. The expansive deck offers breath taking views of the George Washington mountains in WV and runs the entire length of the house. The deck has 2 firepits, 4 adirondack chairs, a high power bug zapper, 4 camping chairs, a large 4 burner propane grill, and a folding table upon request. At night, plug in the string lights to enjoy a cozy fire with the outdoor blankets offered in baskets by the sliding door. Off the deck is a screened in porch with the second firepit and two sectionals; perfect for morning coffees with a view or nighttime, bug-free drinks by the fire.

This modern house offers single level living with a massive great room, kitchen, and separate dining area. The great room is appointed with a Restoration Hardware extra-deep, leather sectional perfect for game nights and cozy movies. This massive sectional can easily be used to sleep 2 extra guests, or perfect for nap time. Movies can be enjoyed on the 85" HDTV with Sonos surround sound and AppleTV(all the apps are downloaded feel free to login to whatever you want!). Inside the media center you'll find tons of board games, puzzles, children's books, and a wonderful Shiatsu shoulder massager. If you are up to it, download the Philips Hue Lighting app and sync up with the house to set the mood however you like!

The full kitchen has a top of the line Jenn-Air gas cooktop, full-size LG refrigerator, KitchenAid dishwasher and wall oven with microwave. The kitchen has two trash cans so you can avoid having to deal with trash until the end of your stay. We provide dish soap, cleaning supplies, at least a roll of paper towels to get you started, trash bags, nespresso pods, kuerig K cups, coffee grounds, spices, tin foil etc. We rely heavily on guests to let us know when things are running low so we can make sure to replenish. This kitchen is used as a personal kitchen so it has above and beyond what a typical rental may have: Vitamix blender, Nespresso, Kuerig, pour over coffee maker, 4 slice toaster, pizza mesh, wine glasses, shot glasses, champagne bucket, and our pride and joy--the Margaritaville machine located above the oven.

The house has 3 bedrooms and 2.5 bathrooms. All of the beds feature premium Purple mattresses so our guests experience the best sleep of their life. The primary suite is natural feeling escape, sink your feet into luxurious sheepskin furs and fine cotton sheets a top a king bed. For the fitness junkies, the primary suite has cedar fitness studio featuring a Schwinn bike, work out mat, 10lb weights, and foam roller. The ensuite bathroom features a 72" cast-iron soaking tub perfect for a romantic bath or personal relaxation. If baths aren't your thing, opt for a rain shower while standing on the heated floors.

The middle blue bedroom offers two full beds with the optional crib rolled inside. Interior cubbies serve as nightstands for guests. The bathroom across the hall from this room offers a massive walk-in shower experience. Heated quartz bench, two shower heads, a hand shower and rain head, make for the ultimate relaxing shower experience.

The first bedroom features an amazing mural wallpaper with a yellow queen bed. For guests stuff there is a small rack in the room, as well as suitcase racks in the primary suite for use in any of the bedrooms. Across the hall is a large half bath, which features a sci-fi wall paper that does contain some top-less women(for families if that is a concern). There is also a full size washer/dryer inside a cabinet with pocket doors. Detergent is provided in the cabinets as well.

There is a coat closet for guest use immediately upon turning down the main hall. Inside there is a swiffer, broom and vacuum should you need them.

WINTER MONTHS:
Plowing in the neighborhood usually fast, but can take up to one day to get the driveway plowed. Please plan accordingly, we do have a shovel on site, or park near the bottom of the driveway.

Please note: The white bedroom and living rooms rugs do shed a bit of white hair. The screened-in porch is self-managed by guests and not maintained by our cleaning team. Please take care of it for the next guests!

Security:
We have a doorbell camera as well as two exterior cameras at back basement door and driveway for the security of the home and the safety of our guests. There are no cameras/recording devices inside or on the deck/patio. There is private HOA patrol that regularly canvases the area.

There is a first aid kit under the sink the half bath (the green alien bathroom)

CLEANLINESS
To help maintain a sparkling clean environment, we kindly ask that guests remove their shoes upon entering the house as there are many white rugs.

CHILD SAFETY
Please keep in mind that the house is CHILD-FRIENDLY, BUT NOT CHILDPROOF. We have a crib for guests to use as well as a gate that can be put in front of the stairs upon request.

IMPORTANT
Our home is in the woods and surrounded by a variety of wildlife. With this in mind, guests must carefully clean up the kitchen every night and securely package all food to prevent pest infestations. PLEASE DO NOT LEAVE ANY FOOD OR TRASH OUTSIDE, WHICH WILL ATTRACT WILD ANIMALS. If you need to dispose of trash there are directions to the local dump which is only 12minutes up the road. Please check the hours as they vary. There are many options for trash drop, but depending on holidays and dates/times you might have to drive farther to drop it.

PROPERTY CAPACITY AND GUEST RESTRICTIONS:
Only guests included in the booking record are allowed on the premises, and violations of this rule will result in the immediate eviction of all visitors without a refund. Therefore, it is important to include the correct number of guests in the reservation, so please update accordingly if that number changes after your initial booking. The number of guests is strictly limited to 8, an air mattress is available upon request.

NO FIREWORKS:
Fireworks are strictly prohibited on the grounds, and guests who violate this rule will be required to vacate the property without a refund and face subsequent fines.

PETS:
Dogs are welcome(up to two). Our pet fee is $100 each per week, and additionally cleaning fees if cleaners have to clean excess pet hair or mess. Excessive pet mess/shedding cleaning will be charged at a rate of $100. We also ask that all dogs be kept off furniture and their paws cleaned when returning into the house as we have a lot of white furniture and rugs. We ask that any pets who come are fully house trained. Any damage, stains, scratches on furniture, soiled rugs, will be charged at full replacement value.

ADDITIONAL CLEANING FEES :
At the sole discretion of the host, an additional cleaning fee of $100 will be incurred if additional clean-up is required that rises above the standard cleaning process.

DAMAGE PAYMENTS:
Any damage to property or furnishings that exceeds the deposit amount will be billed to the guest and reported to Airbnb.

PASS-ALONG FEE:
If a guest violates house rules and thereby triggers a refund/discount for the next guest scheduled to visit the property, the offending party will be responsible for any loss of income incurred by the host.

TRASH:
Trash must be taken to the local recycling center 12minutes up the road. Unfortunately there is VERY limited trash service at the house and we cannot offer trash pick up at this time. Please review the local recycle center schedule, there are many drops along 81 and 66 so feel free to bring it wherever is most convenient.
