Inside, guests will find a warm and welcoming atmosphere with a fireplace, comfortable living spaces, and a well-equipped kitchen designed for easy meals and relaxed gatherings. The kitchen includes everything needed to cook and dine with ease, from major appliances and cookware to a dining table, coffee maker, toaster, blender, and more. Guests frequently mention how convenient and well-appointed the home feels, with the essentials in place for a smooth stay.

One of the standout features is the private enclosed flex room, which combines productivity and downtime in one versatile space. Featuring a king sleeper sofa, sit/stand workspace, ergonomic desk chair, large-screen TV, and foosball table. It's a favorite spot for both remote work and casual fun.

The home's three bedrooms are spread across the main and upper levels, including a primary king suite with attached bathroom on the main floor and two queen suites with attached bathrooms upstairs. With 3.5 bathrooms, everyone has room to spread out and settle in comfortably. Central heating and air, ceiling fans, laundry room, fresh linens, towels, and a private entrance add to the convenience and comfort of the stay.

Step outside to enjoy the mountain setting, where the rolling hills create a peaceful backdrop for morning coffee or evening relaxation. Eagles Nest Winery day passes are available onsite for $25.00 each
HOURS: Thur & Fri 4p-10p; Sat 2p-10p; Sun 2p-8p. (Please verify hours directly with the winery, as times may vary seasonally.)
Please note that all visitors on premises at the Winery must be 16 years or older, with the exception of Sundays. This is strictly enforced.

Guests do not have access to the locked-off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

ADDITIONAL NOTES:
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Check in is after 4pm and check out is by 10am
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- This home is not pet friendly. Thank you for not bringing pets to this home.
- The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are more than welcome to attend however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.
- All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development.
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- The summer concerts are open to all guests however there may be an admission fee for each person and cash bar for food and drinks.
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY:
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled 15-29 days before arrival will receive a refund of 50% of the deposit.
Bookings canceled within 14 days of the arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
