The Space:
Please note, all guests staying at a Portoro home are required to sign a rental agreement and provide a valid form of ID.

Bring the whole family (and pets!) to this renovated house with lots of room for fun and living. This is the perfect home for all groups including friends, families and coworkers traveling for short or extended stays. 5 bedrooms including 2 "primary" bedrooms with en suites. Large open concept living area with dining and brand new kitchen attached. Large fenced in backyard and parking for 4 cars on the driveway! Located on a quiet cul-de-sac in the Franklin park neighborhood, this is the perfect location to get to downtown, the airport and major highways!

Guest Access:
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Franklin Park is an up and coming neighborhood in SouthEast Austin. Close to i35 and 71/290 it has easy access to anywhere you need to go

Getting Around:
Austin is an easy city to get around without a car in this location! Walk, rent a scooter or bike, easy access to Uber/Lyft. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.

We also provide guests with a full list of recommendations and services. This information can be found in the House Manual upon check-in.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Some homes have cameras for external monitoring only.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This home is pet-friendly. Please note, only dogs allowed and 50lb weight limit, up to 2 dogs per stay. $150.00 fee applies, per stay, per pet.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Interaction with Guests:
Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.

We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in.

Great till it wasn’t

Property is spacious and easily accommodated our 10 guests. Problem was as soon as we opened he door there was a strong horrible smell in the house and we couldn’t figure out what it was. We immediately alerted the property management company and went to the store to buy candles and air freshener. By the end of the night, we figured out the smell was coming from the closet in the master bedroom. When we open the door, the smell almost knocked us over. There was some sort of dead animal in the house And nothing we could do about it. The property management company said that they were going to try to get an exterminator to come, but weren’t able to at the last minute. All in all we still had a fun trip, but the owner was not willing to reimburse us for the unexpected issues that we incurred on the property. I think anyone would agree that having to smell a dead animal in the house is a game changer.

Plenty of privacy with 5 bedrooms and 3.5 baths still has spacious common area.

In town with grandmas for college event and ceremony at St Edwards. Very clean, nice decor and comfortable beds. Private bedrooms and plenty of bathrooms. Neighborhood isn’t the best but was quiet and very convenient to I-35 and SEU. Had plenty of dish soap trash bags and household items so we had everything we needed for our 3 night stay. Would stay again!

Well-priced rental during ACL Music Fest

Great price for this rental, even during ACL Music Festival. It is in a good central location between the airport and the rest of town. The neighborhood itself isn't the best - but I think the price reflects that. Just be sure to do your research and know where exactly it is that you'll be staying. We were able to rent this property and one owned by Portoro Homes up the road, so it was nice to have our two groups close together. Portoro Homes made it easy for me to book this on behalf of my crew - I emailed them direct with questions and got a response almost immediately. Communication through the app wasn't as reliable, but I'd prefer email anyway. Overall, I'd book this rental again!
