Welcome to our unique and large Austin retreat – BOTH sides of a charming duplex, with a total of 6 bedrooms and 12 beds, two living areas, kitchens and private outdoor areas that are perfect for big groups or family gatherings.
Our property is ideally located just south of the river in the historic Barton Hills neighborhood, close to Barton Springs, Zilker Park, and downtown. The neighborhood is quiet and peaceful, but still in proximity to Austin's best entertainment.
The duplex consists of two separate units (Unit A and B), and the entire property is exclusively yours. The property has a total of 6 sleeping areas and 4 bathrooms:
• Bedroom #1 (master with private bath): 2 queen beds
• Bedroom #2: 1 queen, 1 full bed
• Bedroom #3 (loft): 2 queen beds
• Bedroom #4 (master with private bath): 2 queen beds
• Bedroom #5 : 1 queen, 1 full bed
• Bedroom #6 (loft): 1 queen, 1 full bed
Living/Dining:
The double unit makes a great place to host a large group. With two full kitchens stocked with plenty of dishware, silverware, and pots and pans, you have the versatility of two of everything – stoves, refrigerators, dishwashers, etc.
Cozy living rooms of both units, complete with big-screen TVs hooked up to Roku for endless entertainment. Each living room is big enough to host the whole party. You’ll have plenty of space to hang out, talk, play games, or watch the game. Each unit also has its own dining area, allowing for group meals or planning your day's itinerary over a cup of coffee. The master of Unit A also has a big screen TV for those who want to watch a show before bed.
Outdoor Spaces:
The property features a large, secluded back patio, perfect for grilling, enjoying the firepit, or lounging on comfortable outdoor seating. There is an additional smaller patio, ideal for a morning coffee or grilling up a meal on the dedicated grill. Each patio has a charcoal grill and there’s a firepit with a stack of wood for hanging out in the evenings.
Two covered parking spaces are available and there is room for two more cars in the driveway behind the carports. Plenty of street parking is available as well. Additionally, each unit has its own set of washers and dryers, allowing you to refresh your wardrobe and travel with ease.
Whether you're traveling with a large group or hosting a special event, we can accommodate groups larger than 16 people on a case-by-case basis. Reach out prior to booking for details if you have a larger group (more than 16 people). We are dedicated to ensuring your stay is seamless and enjoyable, and we are always responsive and available to answer any questions you may have.

• Barton Spring Pool – an iconic Austin establishment. Spend a few hours in sun with dips in the refreshing natural spring pool that’s been a local gathering spot for 100 years.
• Zilker Park – Just at the bottom of the hill from your neighborhood is Zilker Park. A sprawling green space right on the river where you can pick up a game of frisbee or soccer, have a picnic, or just enjoy the sunny Ausitn days. Also the place where ACL is held every year.
• Peter Pan Mini Golf – Play some mini golf surrounded by cool sculptures. If you’re looking for a fuller golf experience, try the 9-hole Butler Pitch & Putt just down the road.
