NOTE: Your privacy is a top priority for us. While the house has an attached unit and shares one wall with a small suite, it's important to note that there are NO shared doors or spaces. It has its own entrance with its own heating/cooling system. The private fenced backyard and laundry are not shared with any other guests.

***This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between:

Option 1: Damage Waiver ($45) - Have a worry-free stay with coverage for up to $1000 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company.

Option 2: Security Deposit ($1,500) - Refundable temporary hold that releases after your stay.


To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it's a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 4 guests. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.



2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes.



3. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.



4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.



5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto.



6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner.



7. REPAIRS AND MAINTENANCE:  The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.



8. CANCELLATIONS: Guests will receive a full refund if cancellation is made at least 14 days before check-in. A partial refund will be given if cancelled 7-14 days before check-in.



9. PARKING: Guests may use the street for parking. No parking in the driveway



10. LONG TERM GUESTS (STAYS 21 NIGHTS OR MORE):

Guest will receive complimentary and mandatory cleaning once a month for the duration of their stay. This includes cleaning of the home, but no linen washes. Cleaning team day and time will be coordinated ahead of time and using the Hosts designated team.




CHECK OUT PROCEDURES:

1. CHECK-OUT NO LATER THAN CHECK OUT TIME 11AM

2. Load dishwasher, and place 1 pod inside then turn on

3. Double check you have all your belongings

4. Leave used beds unmade

5. Turn off lights and lock door when you leave
