✹ ADDITIONAL GUEST COST: The base price is set for 2 guests. There is an extra charge of $10 per additional guest per night. Up to 11 total guests total - including children.

✹ PETS: A maximum of three pets are permitted. The Pet fee is $180 for the first pet, $150 for the second pet, and $120 for the third pet. If you bring 2 or 3 pets, let us know as Airbnb`s system only allows us to charge for one pet automatically so we will have to send a request to pay those fees. Please note that pets are not allowed on furniture or beds. Additional cleaning fees will be imposed if pets have been allowed on furniture or beds.

☀ Submit guest info 4 days before arrival for community and amenity access or we will have to pay a $50 late fee and charge it back to you, and you may not have an acess to the amenities or dumpster.

Guests have access to the entire house with the exception of an owner`s locked closet.

We are available every day via airbnb messages between the hours of 7am and 10pm ET.

The Towamensing Trails private community offers a lake, beach, and playground for you to enjoy, all just a 5-minute drive from the house. The outdoor pool is open seasonally from Memorial Day through Labor Day.

All guests must be registered with the community. As part of this process, guests are required to submit vehicle license plate information so we can obtain parking passes for use during your stay.

The community office will issue vehicle tags and physical amenity badges (up to 8 maximum). These badges are required to access all community amenities, including the lake, beach, pool, arcade room, restaurant, and trash site.

Our community HOA requires physical amenity badges to access shared amenities. Please note the following important details:
• Badges are issued in a very limited quantity
• The community office charges us for any missing or unreturned badges
• Replacement badges are not immediately available and may impact future guests’ access

Because of this, any lost or unreturned amenity badge will result in a $500 replacement fee per badge. This fee reflects HOA charges, administrative penalties, and the difficulty of replacing badges on short notice.

To guarantee access to the community amenities, guests must complete their booking and submit the required registration information in advance. This includes the booking guest’s mailing address, cell phone number, and the license plate number and state for all vehicles being parked. We require this information at least 4 days prior to the start of your reservation. We can attempt to register guests the day before arrival (except on Sundays, when the community office is closed), but this cannot be guaranteed.

Before checkout, please ensure all amenity badges are returned to the kitchen counter. We also ask that you send a quick photo at checkout showing all badges accounted for.

As there is no trash pick-up, the community requires guests to dispose of their trash. This is not in our control. The dumpster station is located a 6-minute drive from the property. Please drop off the trash upon checkout.

Early check-ins and late check-outs are available for a fee.
HERE ARE THE HOUSE RULES AND GUIDELINES:

CHECK-IN/CHECK-OUT: Check-ins are at 4:00 pm, and Check-outs are at 10:00 am. Please send us a message when you check out so that we can notify our cleaners that the cabin is ready to be cleaned.

EARLY CHECK-INS: We understand that early check-ins can be convenient, allowing you to settle in sooner and make the most of your time in our cabin. We assume you would want an early check-in, and we would love to accommodate you. However, please kindly note that early check-ins are subject to the availability of our cleaning team and the time required to prepare the cabin to meet our high standards of cleanliness and comfort for every guest. Additional fees apply for early check-ins.

While we can`t promise an early check-in at this moment, we can guarantee that we will make every effort to accommodate your request if the cabin is ready before the standard check-in time. Rest assured that we will keep you informed about the possibility of an early check-in on the day of your check-in date. We assume you prefer an early check-in, SO THERE IS NO NEED TO REQUEST ONE as we will automatically let you know on the day you check in.

If you are driving a long distance and are hoping to check in early, we would suggest planning to arrive in the area early enough that once the cabin is ready, we can let you know that you are close enough to take advantage of the early check-in. You could do some grocery shopping or grab some lunch while waiting for us to let you know.

LATE CHECK-OUTS: We understand the desire for a late check-out and provide you with some extra time to relax and enjoy our lovely cabin. As hosts, we always strive to accommodate our guests` preferences whenever possible.

Our ability to extend a late checkout is dependent on whether a guest is checking in on the same day that you are checking out. If a guest is checking in later that day, then we need to give our cleaner adequate time to get the cabin cleaned and prepared. We recommend checking in with us the evening before your reservation ends to see if a late checkout is possible. Additional fees apply for late check-outs.

Deadline: Please message us by 10:00 PM the night before. After that, our cleaners may be offline and we can’t confirm availability.
• Morning-of requests can’t be accommodated. It’s too late to adjust schedules on the day of checkout.
• Approval depends on our cleaning team and incoming reservations. If you don’t receive written confirmation from us, your original checkout time still applies.

MAX OCCUPANCY: There is a maximum occupancy of 11 OVERNIGHT guests. Please make sure to account for all adults and children, including infants, in your count on your reservation.

PARKING: There is a gravel driveway that can accommodate 8 cars. It is against the local regulations to park in the street. Please be mindful of all the trees lining the sides of the driveway. It can be easy to forget they are there when backing up, and we don’t want anyone to hit any of them.

NO SMOKING: NO SMOKING/VAPING INDOORS IN ANY AREA OF THE HOME, INCLUDING AT ANY TIME FOR ANY REASON WHATSOEVER. Please don`t throw any cigarette butts on the ground or the deck and instead dispose of them properly in the trash. We will make sure there are no cigarette butts on the ground before you arrive. If you see any, please let us know within the first hour of arriving. If we find any cigarette butts on the ground after you check out, we will have to charge an extra $25 fee to dispose of them. Guests can smoke outside, but please keep the doors shut and try your best not to let any smoke get inside the house. If the house is left with any smoke smell, we will have to charge an extra fee ($300) to remediate.

PETS: We love our pets and are pet-friendly. The house has one dog bed located in the living room, food and water bowls located in the kitchen, as well as poop waste bags located in the green bowl on the first-floor hallway foyer table. Please keep pets off the furniture. We have pet covers on the first floor near the dog bed to protect the leather
