Check-In & Access
• Check-In Form & ID: Please fill out the check-in form and upload your ID before we can unlock the door for you.
• Visitor Check-In Form & ID: Visitors must complete a check-in form and upload an ID before entering. Violations will result in a $35 convenience charge.
• Check-In Time: We welcome check-ins from 3 pm to 7 pm. After-hours incurs a $30 fee.
• Early Check-In & Late Check-Out: If you need extra time, let us know! Early check-ins incur a $30 fee for the first hour and $10 per additional hour.
• Airbnb Cover: Booking through Airbnb? You're covered with AirCover protection. No extra insurance is required!
• Biometric Door Code: Register your biometrics at check-in for security.
• Door Access: Access is granted on the check-in day and ends at check-out time.
• 15-Day Advanced Reservation: Book 15 days ahead to secure your reservation for the next month.
Guest and Visitor Guidelines: What’s the Difference?
👤 Guests: Only registered guests may stay overnight. Add a second guest for $200/month.
👥 Visitors: All must be pre-approved with a valid ID. Visitors must be escorted by a registered guest at all times.
✅ Pre-Approval: All visitors and guests must be approved and checked in with a valid ID.
🌙 Overnight Visitors: $35 per night, per person. Unauthorized overnight stays = $75 violation.
☀️ Day Visitors: Allowed from 10 AM – 10 PM. Must stay with registered guests; no extra charge.
Additional House Rules
📬 Mail & Packages: We don’t accept mail. Please use local post offices or Amazon Lockers.
🔇 Quiet Hours: Weekdays: 10 pm - weekends: midnight. No excessive noise or a $50 fine after the first warning.
🎨 Valuable Artwork: No touching or damaging artwork. The violation fee will be double the artwork's value.
💥 Damages: Any damages caused by you or your guests will result in charges to your reservation.
🔑 Lost Keys: $50 fee for replacement.
🔧 No Misuse of Appliances: Treat appliances with care. Damage may result in charges.
😩Host Visit Fee: $250 fee if the host visits due to disturbances.
🚭 No Smoking or Open Flames: No smoking or open flames in the suite or common areas—$250 fine.
🎉 No Parties: No parties or events—$500 fine and immediate termination.
🐾 No Pets: Service animals with documentation are allowed. Unauthorized pets incur a $250 fine.
🚔 Illegal Activities: $1000 fine and immediate termination of reservation for illegal activities.
🗣️ No Altercations: No violence, yelling, or cursing at guests or hosts. Violation leads to a $500 fine.
🔪Weapon-Free Home: No firearms or weapons—$1000 fine and immediate termination.
🔒Lock-Out Charge: $75 fee for lockouts. If bedroom door locks malfunction, use the backup charger.
🚼 Children: Children must be accompanied by an adult at all times.
🚫 No Refunds: All reservations are non-refundable.
📝 Review Policy: Please contact us if there are any issues before posting a negative review. Reviews left without contacting us may be removed.
Common Area Privilege
🧊 Fridge Access: Label your food in the main fridge if needed.
🍳 Cooking Crew: Stay in the kitchen while appliances are in use. If appliances are left on, a cleaning fee may apply.
🧼 Common Area Cleanliness: Respect shared spaces. If cleanliness isn’t maintained, access may be revoked.
⚠️Two-Strikes Rule: Repeated violations of common area rules may result in loss of privileges.

🚮 No Trash Left Behind: Trash and littering incur a $250 fine.
🧹 Common Area Clean-Up: $50/hour cleaning fee if cleanliness isn’t maintained.
♻️ Rotational Trash Responsibility: Each guest is responsible for taking out the trash. A $10 charge will apply if not completed.
🧼 Clean Suite: Maintain a tidy suite. If additional cleaning is required, a $150 cleaning fee applies.
🫧 Deep Cleaning Charge: $150 per hour for extra cleaning.
☣️ Biohazard Cleaning Charge: $175 per hour for biohazard cleaning.
🎦 Note: The security camera is active at the door lock. Entry activity is tracked for everyone’s safety.

🚮 Trash and House Rules Reminder:
Please be aware that there is a $20 fee for trash violations in the alley. Adhering to the proper trash disposal guidelines is crucial to prevent future fines. We’ve been issuing regular reminders, so please stay vigilant and take the necessary steps to keep everything running smoothly and avoid penalties.
If trash is not confirmed as taken out by 8 PM on Mondays, a reminder will be sent to all residents. If no action is taken, a $10 charge will be added to the ledger. This policy is designed to ensure everyone takes responsibility for maintaining cleanliness.

💳 Rent & Payment Policy
• Rent is due on the agreed payment schedule.
• If payment is not made on time, your access to the property will be deactivated until payment is received.
• No exceptions. Failure to pay rent affects not just your stay, but everyone’s security.
💡 Utility Charges: Long-term guests (31 nights and above) will have a monthly utility fee $175 to cover standard services.
🚨 Important:
• If a current guest lets in another guest who has been locked out due to non-payment, they will face disciplinary actions, which may include:
• $250 fine
• Immediate cancellation of your reservation
• If you are caught letting in any outsider or unauthorized person, this will also result in cancellation of your reservation and/or fines.
• Put things back in the room: Please ensure that personal items are kept in the room and in an orderly manner. This is important for both your comfort and the next guests.
