Getting Around:
This home is located next to the Snowflake Ski Run providing easy access to skiing. Guests can walk to town within 10 minutes or use the free shuttle.

AMENITY AVAILABILITY: For no reason will SkyRun provide a refund if amenities are unavailable due to HOA closures or maintenance. SkyRun Breckenridge offers vacation rentals 365 days a year and has no control over the availability of amenities controlled by HOAs or complexes; nor does SkyRun Breckenridge have any obligation to disclose availability to guests. SkyRun will not provide any refunds to guests for the unavailability of such services.
Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common and and home amenities (including hot tubs, pools, and fitness centers). Guests are not entitled to full or partial refunds for any unforeseen circumstances. SkyRun Breckenridge as an entity and the reservations associated with a home are not part of or party to the sales contract for a home; in the event that a home is sold and future reservations are not accepted by the new homeowner, reservations are subject to cancellation or the reservation may be moved to another comparable SkyRun Breckenridge property.
Condominiums and townhouses are managed by 3rd party Home Owners Associations (HOAs). These HOAs manage and control shared amenities which include but are not limited to outdoor grills, hot tubs, pool, fitness areas, parking structures and areas, picnic areas and landscaping. Be aware that during non-peak times amenities may be unavailable due to circumstances out of SkyRun control such as building and amenity maintenance or closures. Also, even during peak times HOAs may need to make buildings and amenities unavailable for emergency maintenance and other reasons out of SkyRun control.
4WD: SkyRun Breckenridge will not provide refunds to guests unable to reach or get out of their property or to guests needing rescue or towing.Breckenridge is located in a high-alpine environment subject to extreme weather including snow and ice that may make roads and driveways impassable and dangerous. All guests are encouraged to use all-wheel or 4-wheel drive vehicles with appropriate winter tires. Roads can be difficult to navigate and driveways may be steep.
WEATHER/AC: SkyRun will not refund guests for any weather-related issues including but not limited to road conditions, lack of snow, too much snow, or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.
Breckenridge is located in a high mountain alpine environment - some properties may be as high as 10,700 feet. Hydration is important to minimize impacts of altitude change. There is typically 10-20% humidity year-round. Summer temperatures may average 60-80 degrees with a low in the 40-50s. Properties in Breckenridge DO NOT have Air Conditioning (AC) fans are provided for guest comfort. Winter temperatures may vary widely from negative temperatures to 40-50 degrees. Most properties in Breckenridge have baseboard heaters which may take several hours to register heat changes.
SNOW/ICE: SNOW AND ICE WILL EXIST ON ALL SURFACES DURING MOST OF THE YEAR. IT IS IMPOSSIBLE IN THE HIGH ALPINE ENVIRONMENT TO PROVIDE A SNOW AND ICE FREE ENVIRONMENT. SNOW AND ICE WILL EXIST ON ROADS, DRIVEWAYS, WALKWAYS, SIDEWALKS, ENTRANCE WAYS, DECKS, STAIRS, PATHS, PATIOS, ROOFS, ETC. TAKE CARE WHILE WALKING, ENTERING AND ACCESSING THE HOME, ENTERING VEHICLES, ETC. TO AVOID SLIPS AND FALL. BE CAUTIOUS OF ROOF OVERHANGS WHERE SNOW AND ICE BUILD UP AND MAY FALL OR SLIDE.
PLOWING: Breckenridge is NOT a snow and ice free environment. Winter storms can bring many conditions. Plowing is provided by the homeowner Nov 1 - April 30th. Plowing of driveways will occur when a storm produces more than 4-6" in 24hrs. We cannot guarantee when roads or driveways will be plowed as that is determined by many factors including severity of the storm. You must have a vehicle capable of operating in severe winter conditions as plowing is not guaranteed. Guests should not attempt to shovel driveways themselves for their own safety.

Parking Information:

West Ice Arena, and 2) north of town at the Airport Road satellite lot, which also accommodates RVs and trailers.

Colorado Traction Law:
From September through May 31, the Colorado Traction Law is in effect for all drivers traveling on I-70 between Morrison and Dotsero as well as US-285 to Breckenridge . This law mandates that vehicles must be equipped with either four-wheel or all-wheel drive and snow-rated or mud + snow tires. Alternatively, vehicles with two-wheel drive must have winter tires, chains, or other traction devices. Ensuring your vehicle is properly equipped is essential for safe winter driving in Colorado. If you’re renting a car, be sure to confirm with your rental company that your vehicle meets these requirements.

Please be aware that during the winter months, roads and driveways are likely to be snow-covered or icy, making four-wheel drive (4WD) or all-wheel drive (AWD) essential for safe travel. We are unable to offer refunds for vehicles that get stuck or require towing, and unfortunately, we cannot assist with towing or vehicle recovery. Additionally, some properties may require 4WD or AWD even during non-winter months due to uneven terrain and dirt roads. A family friendly fun home

Stayed here for the second year in a row as I work each April in Breckenridge. My coworker and our families share this home and it has been a perfect set up. Lot's of room, cozy fireplace, lovely hot tub and spacious common areas. We hope to stay again next year!

Great Breckenridge location

We stayed here late May/early June 2024. It's a great location in Breckenridge for hiking, fishing and a quick drive to town. You could walk to main street, but it's a good hike (15 minutes). The house has everything you need and the grill and hot tub worked perfectly and were put to use. Highly recommend!

Group Ski Trip

Our group enjoyed staying at this beautiful home. We had plenty of room and hung out together in the kitchen, living room and dining area. The two car garage was large enough to easily fit two vehicles in, as the parking in front of the garage is currently narrower due to the huge snow piles. Our friends that used the hot tub said it was extremely clean and they had separate towels available for use with the hot tub.

Great condo; ski-in/out is not glide in/glide out

Property managers were very responsive, and the condo was nicely appointed. Shuttle is a short walk away, and Beaver Run is about a 10 min walk (uphill portions as expected in mountains). I'm a stickler on ski-in/ski-out designations. This is not a condo where you glide in or glide out from the facility. But it's not a terrible location. Our group: expert adults and kids ages 5-11, Level 3-5. Condo is a short, slightly uphill walk on narrow path to the trail to the Snowflake lift for ski-out. Ski school attendees must catch 1st chair to make 9am ski school. For ski-in, Snowflake Trail is uphill at parts. Even experts will be cross-country/skating in parts, boarders unclipping. For Level 3 and under kids, be prepared to push/pull them at 2-3 spots along trail.

Wonderful location

We stayed with our extended family and it was a beautiful spot! The communication was great however we needed it often! We never received our check in info so had to call for it. The fireplace wasn’t working upon arrival so they had to come out and light the pilot. We also were missing sheets for the pull out bed. My dad mentioned he noticed lots of dust in places and it didn’t seem thoroughly cleaned. However it was still wonderful and enough professional it didn’t ruin our stay so I don’t want to be too harsh. Felt very “apartment like” so was missing some homey touches.

The property was beautiful and very spacious. Lots of bedrooms and bathrooms for people to spread out. The hottub was a nice addition. We walked to town multiple times as it is an easy walk (less than a mile). Would definitely rebook!

We had a girls trip to Breckenridge and this house was perfection. So much space and plenty of bathrooms and beds to make everyone comfortable. Great location to Main about 3/4 min away by car, much longer walk with everything up the mountain. Thanks for a great stay!

Fantastic Breck home

The home was fantastic. 4 bedrooms and giant living room made the house great for a family or large group. The master bedroom was huge with a separate shower & tub. Appliances were nicer than typical so made the stay more enjoyable. Check-in process via text/email was GREAT. Easy & convenient. My only knock was the Ski-out portion. It requires walking about 150 yds which isn't huge, but with younger kids, this may be a slight issue. I wouldn't rate it as exactly ski - out. Ski in via Snowflake required a small walk across a street so take skis off and then, put back on. No real issues here. Neighborhood is on snowflake run, but house isn't exactly. Other nice touches that makes this a better VRBO - Pantry was full of extra stuff ( coffee, filters, condiments ) that made the stay much more convenient Games!! - house had many family games, cards, and poker chips that made for great family time Location - right up 4'O Clock run made it super close to downtown Overall, one of the nicer houses that we've rented on VRBO.

Great Stay in a Great Spot

I've stayed in Breckenridge a few times now and this place has been my favorite so far. Super easy access to the Snowflake run to start and end the day. This location was clean and everything worked as it should. Myself and 9 others stayed here comfortably. Would highly recommend!
