Starling House- Private Hot Tub

Starling House is nestled in the iconic Coolfont Mountainside Community. Here you will be able to get-a-way from the everyday busy lifestyle and find peace and tranquility, making memories for a lifetime. Featuring a modern cabin style, fully equip kitchen with all the essentials and a large living room with plenty of space to relax and get together with friends and family. Outdoors you will find your own private hot-tub, a cozy screened in porch, decking for your enjoyment, and a grill.

Along with a private hot tub, you will also have access to the communities seasonal hot tub and in ground pool (open memorial day-labor day) and year round you'll have access to the community tennis and basketball courts, tot-lot, rec-field, and on-site hiking trails.

2 steps to the front door, nice large porch with a charcoal grill and outdoor seating. The main level offers the kitchen, living room, dining area, 2 full bedrooms (first- king bed, second- queen bed) and 2 bathrooms (1 with a bathtub and shower combo and 2- with a shower).

The lower level offers a family room with access directly to the hit tub and a full bedroom with 2 twin beds.

After booking, Mountainside Getaways will email you directly our rental agreement. The rental agreement must be submitted back prior to receiving the arrival instructions. Please be sure to have your arrival instructions prior to traveling as GPS is not always the most reliable in our area and we want to assure you have all the information to have an easy and smooth checking and a fantastic stay!

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)

- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F in the winter months).
-$200 - Trash issues.
-$250 - Hot Tub issues caused by guests

- If necessary, additional cleaning/trash issues will be charged.

•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours? Are there any additional fees to use the amenities?
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

- How many cars can I park?
You can park up to 5 cars on the driveway and additional cars at the community over flow area by the rec- amenities.

Guests are responsible for their own safety and that of their group. By staying with us, you agree to:
Assume all responsibility for accidents, injuries, or damages on the property or within the surrounding community amenities.
Indemnify and hold harmless Mountainside Getaways, property owners, and community associations.
Supervise all children and pets at all times.
This includes (but is not limited to) use of: Fireplaces, hot tubs, pools, BBQs, playgrounds, trails, water access, fire pits, and any recreational equipment or amenities.

Booking & Payments
Direct Bookings:
A 10% deposit is required to confirm your reservation.
The remaining balance is due 20 days prior to check-in.
Third-Party Bookings (e.g., Airbnb, VRBO):
Payment, deposits, and policies are managed by the respective platform.
Cancellation Policy (Direct Bookings)
$25 processing fee applies to all cancellations.
30+ days before check-in: Full refund minus fee.
15–29 days before: 50% refund minus fee.
14 or fewer days: Non-refundable.
No refunds for early/mid-stay checkouts.
Third-Party Bookings:
Follow the platform’s cancellation policy.

Wonderful Getaway

2 couples in our 50’s came for a long weekend. Home was spotless, every amenity you could ask for. Amazingly well stocked kitchen. The space is perfect, laid out well to accommodate together time as well as individual time. Would highly recommend this property. Two things I would caution, if you are older or have bad knees the beds are EXTREMELY. low. And unless you are SUPER tech savvy, we could t figure out how to turn on the tv for viewing, and there was no response when we callled the after hours number. We only needed the TV for the Super Bowl, and we had a lap top that accommodated. Wonderful Stay!

The perfect getaway house!

We were instantly in love with the Starling House upon our arrival. Everything was even cuter than the photos! It had everything we needed, was comfortable and stylish, and the views of the forest and skyline were phenomenal. The distance to downtown Berkeley Springs was perfect for visiting the Bathhouse and the local shops. We plan to return to this adorable vacation home.

Perfect girls' weekend getaway!

My besties and I had the perfect long weekend get-away at the Starling House. The home is exactly what we wanted - cozy, quirky, plenty of space, well-appointed, close to town, updated/modern but still charming. We loved everything about it and will definitely be back. No issues or concerns whatsoever!

Perfect Stay with everything you’ll need

Our group was in awe of the intentional and welcoming design of the Starling House. We enjoyed the multiple outdoor seating areas, including the screened-in porch. We didn’t even explore the town because we felt no reason to leave the house. The community has lots to offer in terms of hiking trails and amenities, but the large private hot tub was exceptional. No complaints! Would most definitely stay again.

Very nice house

We loved the house. The beds were not particularly comfortable. Old mattresses and no box spring for support and the lack of internet was not great. I texted about this got the password but it was almost non existent. We just wanted to watch a movie at night but forget it. It didn’t work at all. The only other complaint we had was a query for a tip from the cleaner. We felt that for what was charged for the house, a clean house should have been included without a blatant request for tips from the cleaner. Bring birders we were enchanted with sone of the owners paintings, photos, objet d’art and fabrics loaded with gorgeous birds. We loved them. The owner also had lots of great books which more than mAde up for the lack of internet . Kitchen was very well stocked with what’s er obe needed to cook but the oven did not want to shut off. I texted but for no response. We finally managed to turn it off, but we didn’t want to start a fire. All on all, beautiful place and very nice home. Thank you for having us. We will come back.

Great Ladies Trip - Would Stay Again!

We did a long ladies weekend and enjoyed ourselves immensely. Very comfortable, attractive accommodations. Loved all the various seating areas in and outside the house—we kept moving from outside to inside, and it was lovely. Was sad to see the fire pit removed from its foundation, be we assumed someone just ruined it for the rest but of us! Would have loved a night-time fire pit though—part of the charm of the woods. Was very close to Berkeley Springs downtown area. Convenient to that and the one grocery store in town. Would definitely stay here again!

Adorable house in a cute, private community!

Loved the setting in the woods and the house was as spacious as advertised. The kitchen was well stocked for cooking at home and it’s just close enough to town for convenience but far enough away to feel secluded. Could use some updating for the price, but enjoyed the stay very much.

Our Favorite Berkeley Springs Rental

This weekend was, at least, our third stay at Starling House. We travel to Berkeley Springs a few times a year and always hope to book our stay here, but this great property seems to have a lot of admirers. As with past stays, the house was immaculate and had all the amenities needed to enjoy a quiet, comfortable weekend in the woods. This property is unique in the very best sense of the word, the owners having paid attention to every detail. We can’t wait to return!
