You'll also find plates, bowls, cups, & utensils, & there is plenty of room in the fridge to keep your drinks & groceries cold, along w/ ample cupboard space to store your food & snack items. There is also a dining table that seats 8.

HOUSE RULES:

If you book with us you are agreeing to uphold the following house rules:

- We do our best to accommodate early or late check-ins, but due to our cleaners’ tight schedules, check-out time is strictly at 11 AM. There is a $50/hour fee for late check-out.

- No parties or events are allowed, and quiet hours are from 10PM to 8AM daily.

- All guests occupying the property must be accounted for on the reservation. Please do not have more guests than stated in your reservation and do not have any unapproved visitors.

- As future guests may have pet allergies, no pets are allowed. A minimum $250 fee will be charged if this rule is violated.

- No smoking (of cigarettes or marijuana) and no drug use is allowed in the tiny house. Guests may smoke or vape tobacco in the designated patio area only. A minimum $250 fee will be charged if this rule is violated.

- We cannot accommodate special requests for specific cleaning products, linens, etc. but we are practicing COVID safe cleaning methods and using antibacterial products

- You have four parking spots available in the driveway for use during your stay. There is also free street parking, but we are not responsible if your car gets towed for being parked in a non-designated spot.

- No mailbox access is given. Guests may have packages delivered to the front door, Amazon locker, or P.O. Box, but we are not responsible for items you have delivered.

- We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises.

- We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.

- 1.5 X rate additional charged for deep cleans will be added to stays over 3 weeks.

> NEIGHBORHOOD DESCRIPTION
The historic Blenman Elm neighborhood was established in 1900 and is said to be the "vanguard" of the ranch-style home in Tucson. Architecturally significant, the neighborhood features 17 styles of homes that were popular between the 1920s and the 1950s, including 21 homes built by Swiss-born Tucson architect Josias Joesler.

It is a diverse neighborhood with pockets of wildlife you might not expect in the city. Historical landmarks dot the Blenman Elm landscape, including the Arizona Inn, which opened in 1930; SS. Peter and Paul Catholic Church and School, which opened in 1931; and Blenman Elementary School, which rang its bells for the first time in 1942.

Blenman Elm is the 3rd most walkable neighborhood in Tucson. With a bike score of 95 and a wallk score of 71, it is just a 10-minute walk/2-minute drive to the historic Arizona Inn, a 4-minute drive to University Medical Center, and a 4-minute drive to University of Arizona

Dining ranges from upscale pizzerias, to colorful Mexican cantinas serving homestyle tamales and enchiladas, to sports bars and brewpubs with featuring impressive happy hour specials. Himmel Park has tree-lined paths for jogging and cycling, a summer pool and open-air theater in the fall.

Good location with shortcomings

Home is cozy and in a good location. Easy walk to several good dining spots. Issues were the backyard was totally unusable do to junk and nonworking fire-it and grill. Master bedroom was very dar, as the only window there had a shade that wouldn't raise and both nightstand lamps were not working.

U of A visit

We had a great 3-night stay at this Tucson home while visiting for a college campus tour with our high school son. The location was perfect—just minutes from the university, which made everything super convenient. The house was clean, comfortable, and had everything we needed to relax in between our busy days. Great setup, quiet neighborhood, and easy check-in/out process. Would definitely stay here again next time we're in town!
